Other than the science and development angle, the residential side of the community is also growing. New residential apartments, coworking spaces and hospitality offerings are adding to its overall value making it a convincing mixed use district.

Why choose off-plan projects in Dubai Science Park?
One of the important things to note about the community is that it is located between areas like Al Barsha, Arjan and Dubai Hills. As an outcome, it benefits from developing infrastructure, healthcare facilities and educational institutions.
It offers on-site employment opportunities. Professionals working in labs, offices and hospitals want to live close to their work stations, which creates a tenant base that is stable, professional and should stay for long.
Off-plan projects in DSP are generally more accessible than comparable units in areas like Dubai Hills Estate or Downtown Dubai with studios starting from approximately AED 600,000. Developers often offer flexible payment structures including 1% monthly payment plans.

Studios starting from approximately AED 600,000 is an easy entry point for investors. Add to this, the commercial expansion of the park continues to support the area’s residential demand.
Research institutions, MNCs and scientific professionals create a convincing demand for residences in the area. Residential units are also attractive to professionals working in nearby communities like Dubai Hills Estate, Arjan and Motor City.
The community may not be appealing enough for investors looking for yields from short stay tourism but for those who want long term yields from long duration tenants.
Tips for buyers
As a buyer in order to make an informed decision, it is always important to check the developer's track record and the service charge rates before purchasing. Units that are situated in the park's commercial areas or with easy road access should attract better rental demand from professionals. Compare recent transaction prices per sq ft so you know that you are buying at a fair market rate. Consider the handover and progress of construction.
